ordinary maintenance of structure and equipment that
have deteriorated through normal wear and tear." Examples
include:
- Replacing
furnace filters,
fan belts, air cooler pads and
other minor electro-mechanical equipment.
- Repair
elctrical outlets, circuit
breakers and other minor electrical
elements.
- Repair
or replacement of hose bibs, water and
sewer lines.
- Repair
or replacement of worn or obsolete elements such as locks,
closet doors, window guides,
tile and flooring, roofing, gutters
and siding.
- Replacing
thermostats. smoke detector batteries, and other control
items.
